  • Short Term & Long Term Disability BenefitsWE CURRENTLY DO NOT SPONSOR WORK RELATED VISASPosition: Director of Corporate Real Estate (CRE)Department: FacilitiesReports To: Executive Vice President/Chief Operating OfficerFLSA: ExemptSUMMARY:Under the direction of the EVP/COO, the incumbent manages the corporation's land and fixed assets, whether owned or leased, professionally and efficiently, whereby corporate employees and customers can conduct business in the most productive work environment. The incumbent oversees the Corporate Real Estate (CRE) department's daily operations, which comprise four distinct groups: Facilities Construction & Maintenance, Facilities Project & Assets Management, Security Services, and Purchase & Supply. The incumbent is responsible for maintaining Corporate Real Estate Policy & Procedure and the organization's adherence to these policies. Expense management is a key responsibility of this position, and budget adherence is essential. SUPERVISORY RESPONSIBILITIES:The Director carries out supervisory responsibilities under the organization's policies and procedures and applicable federal, state, and local laws. The Director oversees and provides direction to the CRE Department Managers. Responsibilities include interviewing, selecting, and hiring employees; training employees; planning, assigning, directing work; appraising performance; coaching, counseling, rewarding, and disciplining employees; addressing complaints and resolving problems; promoting, demoting, transferring, and terminating employees.ESSENTIAL FUNCTIONS:
    • Develops an operational plan in coordination with the EVP/COO to grow the corporation's total assets by expanding its branch network, operations centers, and headquarters facilities. This activity is in support of the Strategic Plan.
    • Through a team of Leaders and Managers, directs the activities of Facilities Construction & Maintenance, Facilities Project & Assets Management, Security Services, and Purchase & Supply to ensure a trained, motivated, and professional staff capable of providing effective and efficient service delivery. Develops action plans to correct any noted deficiencies.
    • Ensures that construction projects remain within approved budget allocations.
    • Develops operational plans to either relocate or reinforce critical facilities to mitigate operational risk due to the potential damage and disruption of services caused by hurricanes and other natural disasters.
    • Continues to monitor occupancy and construction costs through benchmarking with an understanding of industry best practices to reduce or maintain expenses while providing high-quality services.
    • Manages the corporation's square foot per FTE ratio by enforcing policy and overall costs by utilizing best practices for space standards.
    • Keeps abreast of and is proactive on all ADA, OSHA, and life safety regulatory requirements.
    • Site Acquisitions to include supervision of real estate brokers.
    • Lease Negotiations and Administration of all new leases and/or renewals either directly or outsourced to real estate professionals.
    • To dispose of property and assets, works with brokers, conducts book value versus market value analytics.
    • Provides oversight & input to the Facilities & Construction Department (Internal and External project managers, FF&E coordinators, and move management functions.
    • Coordinates and supervises all office and branch designs and construction projects, whether new construction or renovation.
    • Responsible for budgeting project costs and bidding for all trades.
    • Hires Architects, Engineers, General Contractors, or Design-Build Firms as needed for space planning and construction projects.
    • Responsible for the functionality and occupant experience, including appearance, comfort, equipment functionality, building systems functionality, internal customer service issues, and third-party tenants.
    • Responsible for hiring and supervising all facilities maintenance providers, both internal and external.
    • Contract administration, including proper due diligence and contract forms.
    • Responsible for all occupancy cost line items ensuring best practices and performance at the best overall rate.
    • Tenant lease administration, including the supervision of leasing agents.
    • Overall responsibility for all construction, renovation, and maintenance-related projects.
    • Coordinates and supervises all banking and security equipment installation, maintenance, and replacement.
    • Coordinates and supervises all moves and move administration.
    • Prepares monthly reports on maintenance-related issues and occupancy costs, including trend reports and benchmark analytics.
    • Responsible for maintaining furniture and equipment standards and coordinating the purchase and installation of all FF&E.
    • Responsible for coordinating all signage design packages and coordinating the purchase and installation of the same.
    • Reviews all occupancy expenses for accuracy and cost controls.
    • The first level for approving all project invoices and tracking contract costs per standard template.
    • Produce monthly executive-level status reports on all projects, including cost variances to budget.
    • Periodic travel to locations within the CONUS branch and office area will be conducted for both site searches and to evaluate the current needs of each location.Other Duties and Responsibilities:

        • Bachelor's degree in a management discipline is preferred.
        • Certification in Facilities Management through a professional organization is preferred.
        • Certification in Construction Project Management is preferred.Experience and Other Requirements:
          • Minimum of 5 years of progressively responsible work experience in facilities operations, construction, or interior design.
          • Minimum five years in the construction trades.
          • Must possess superior analytical, communication, interpersonal, and management skills.
          • Ability to effectively present information and respond to questions from groups of managers, employees, regulatory agencies, and the general public.
          • Confidentiality and dependability are required.Computer Skills:
            • Ability to operate a PC with a high level of proficiency in Microsoft applications, including Word, Excel, Powerpoint, and Publisher.
            • Must be proficient in using e-mail and the internet.Interpersonal Skills:A significant level of trust and diplomacy is required in addition to normal courtesy and tact. Work involves extensive personal contact with others and is usually of a personal or sensitive nature. Work may involve motivating, influencing, or training others.
